I'm calling on local owners of multi-family properties and wanted to see if anyone has had success with the scripts that they use. Owners get called constantly and I just don't want to sound like everyone else. I let them know I'm a local investor who pays cash and can close quick. I'm looking to purchase a 5 unit and rehab it and then live in it. I heard on the podcast that someone house hacked their first real estate investment this very same way. Because it was their primary residence they were able to get the purchase and the rehab 100% financed and only paid closing costs. Does anyone know the type of loan I would need to qualify for? The property is in Fort Lauderdale, Florida in case anyone knows a good lender.

Not being intrusive at all! I guess you could call it a fund of funds. I'm really trying to find out how to structure deals using my LLC and paying my investors out of that LLC.

Thanks for the quick reply Bill! To answer your question, you're right. I could very well invest in an operator's offering but I would still need to raise capital to do so and structure it so my investors invest with me rather than going directly to an operator. Also, I'd like to have a mix of multi-family, warehouses and self storage in the portfolio.

Hey BP community! I'm looking to start a family office and wanted to see if anyone knew how to structure a syndication for multifamily investing using my LLC in IL. Can I use it in Florida investing or do I need to open a new one in FL? What are the SEC requirements, documents required for each deal?

A while back there was a guest on the podcast who started purchasing single-family homes and housing senior citizens. Each room would bring in $5k plus in income. This is a very creative real estate strategy and I have investors interested in such deals. I'm looking to see how to get the government to pay those rents without being licensed through HUD if that's possible. If anyone knows how to start this from soup to nuts it would save me an enormous amount of time.
