After expenses I would cash flow around $200 per month.

Payment would be around $640 with a 15 year mortgage and 25% down.

Looking at a student housing condo. Rents for $1510 per month. 4 bed 4 bath. Renting handled by management company for 8.5% and HOA is $200 per month including water and sewer and master policy on building. List price $115,000 Would this be a good investment?

Thanks for the help. I thought about craigslist but have heard a lot of horror stories. Does anyone have a good place to get a lease from? Or do I just need to find a lawyer to type one up?
