I am closing on a Chicago western suburb flip that needs a boiler and piping removed. Good chance it contains asbestos. Looking for contractor suggestions and experience tips Thanks

@Layla Pomper timely that you posted because I have been searching for a lightweight CRM and PM solution. I am a one man flipper trying to keep track of all the subs in my Excel sheet and the RFPs & notes and communications. Id ideally like to create projects that I can manage the RFP/bidding/paperwork organization along with the project flow/timeline. Budgeting within the app would be a nice extra but far from essential. What do you think?

Ask them if they will agree to take their

fee from the profit on the first deal. If they won't agree to that fair proposition, then you have your answer.

If you use inspectors, just hire one with the equipment and experience to do a scope of the line when you inspect. For me I just hire an inspector for that one thing only. It doesnt need to cost $300 and is a good insurance policy when considering older properties. As an added benny, buyers many times ask for the result if you have done it and can help sell the property.
