@Tim Wright, much appreciated.  Just finished interviewing several and will make a decision after reviewing proposals. 

@Sanjeev Advani, they potentially could but in the short time that I've been working with them...questioning the value brought to the table. Time will tell! BTW...I'm always looking for MFR that make sense. I'm a buy and hold investor looking for 5-20 units. Been refocusing in the Southwest/northwest.

Hello Everyone,

I have a 4-plex in Bakersfield and one of the units just became vacant.  Tons of deferred maintenance and a great value add opportunity.  Looking for recommendations for a general contractor versus experienced handy man in order to "turn" a unit.  Looking to replace kitchen cabinets, replace flooring, and new paint.  Thank you in advanced.

Anyone that checkout per background check/credit history.  If I could find a property with a lot of curb appeal...would consider residents, nurses, allied health professionals at work.  They would make excellent tenants!

@Account Closed  The price point is out of this world!  Haven't looked at the Gold Coast as of yet.  Been trying to find a duplex/triplex/quads that I could purchase as owner occupied.  Did my first drive by today on a property that had an excellent price point and rent rolls that made sense...but not something that I'd be happy living in (2828 Kalihi St).  Well...the search continues!

You have an amazing eye!  Lanikea is correct!  What vantage point is your picture from?  Great pic!

The lesson that I'm trying to learn is how to pick a property with the prospect of appreciation in the future and the ability to pay for itself versus "some"cash flow.    

What do you think about the new Ritz Carlton across the street?
