I did it.  I took the plunge. I invested ~$1000 in a yellow letter campaign. Previously I'd been constructing a list of probates to mail to.  I had some calls, made some offers, but I have not yet pushed anything across the finish line.  And that's what counts.

I have some fear.  I know for seasoned investors, marketing IS an investment.  But since I have yet to get that rush from completing my first deal, I'm operating from someplace else.  Not proud of it, just sayin'.

I have enough budget to hit this list for 6 mos with a combination of yellow letters, post cards, and zip letters.

Shout out to @Michael Quarles . I used his service.  He spent some time on the phone with me.  An unpaid consult.  A big shout out to Norma in Michael's office.  She rocks.  Held my hand, endured a lot of newby questions.  She was very nice.

If anyone is interested, I'll update you along the way.  I don't expect the letters to actually drop for about a week, maybe a little more.

Home value calculator. Interesting. But that raises two questions for me. 1.) Does knowing the value (or maybe the ARV since it could have deferred maintenance) make it harder to get it under contract? 2.) Where does one get a home value calculator? Is there an app for that?
