If you're looking for properties around 50-60k in NWI in decent neighborhoods your best bet is the south side of Hammond or lake station. Definitely not great neighborhoods, maybe C or B-, but there's good opportunity for cash flow there. If you're looking for better neighborhoods griffith/highland/dyer and a few more surrounding towns you could find 1% deals on the MLS, but if you want better returns you'll have to find off market deals, from what I've seen at least. I should preface this by saying I live in the area, but am a newbie and haven't done a deal yet. I do know the area pretty well and have been studying REI for about 9 months now and am currently looking for my first buy and hold. If you have any questions about neighborhoods I will be happy to answer to the best of my ability.

Thanks for all your responses, guys! After reading all of them and talking to a few banks/investors, I realized I was putting the cart before the horse. I was just concerned about once I got to 10 properties I would be stuck and not able to grow at that point, but I obviously still have awhile until I need to worry about that. Thanks again!

I am curious if anyone has had luck with portfolio lending in northwest Indiana, and if so, what bank/broker? I'm from highland and am looking to buy my first investment property and want to structure the financial side in a way that will make it easier to secure loans in the future. Any help would be greatly appreciated.

I found a home in my subdivision that looked like it needed some work so I decided to check it out on my counties assessors page. I found the owner and when I googled her name an obituary page came up. I learned that her husband passed away years ago and her son lives in the next town over. There are people at the house occasionally, but it does not seem like anyone is living there. My question is should I send a letter addressed to the home in her name or send it to the son's address in his name? Any help in this matter would be much appreciated, thanks.

I'm 28 years old and recently bought a personal residence that my wife and I are currently rehabbing. We are looking to buy our first SF rental in the next few months. I've spent the past 6 months researching rei on bigger pockets and reading suggested books from the podcasts. Our goal is to become financially independent through passive income in conjunction with our frugal lifestyle. Hopefully I can make some great connections with fellow BP members to help me along the way.
