@Brian Garrett Thanks for your input. are permits pulled in your area for plumbing and electrical if you are just swapping light fixtures or replacing the vanity? My goal is to find a very distressed house so I’m guessing That would require permits.

Hello BP community.

I am a new investor and am planning on purchasing my first brrrr property in the Baltimore area. Hoping for a multi family but am open to single family. I work as a site supervisor for a general contractor so I have a ton of skills/ contacts for subcontractors needed to complete the rehab process. I plan to do some of the work myself. Is it recommended to pull a permit for this process if I plan to do only cosmetic renovations? Also, is it recommended that I get licensed as a contractor myself so I can pull the permits? Thanks in advance for any feedback! So excited to start my journey towards financial freedom.
