Nice job and I like the financial numbers as well - $2800 on $10500 is a great investment.

Our personal experience is that we decided from the start to manage our properties.  We have learned a lot and will be a better consumer later when we decide to engage a property management company.  A simple question like when to use a handy-man versus a certified trade - unless you have some experience you will read the report from the property manager and hope they made the right decision.

I would learn how to be a better buyer of a property sooner rather than later.  One great experience was working with a builder during a renovation - you get to see how things are demo'd and how they go back together again.  Then there are the simple lessons you learn the hard way like counting the number of layers on the roof, and two is not better than one!

Hi Alexis - one strategy is buying a multi-unit and living in one unit and renting out the others.  Great way to learn the business from a hands on perspective and would most liking pay your mortgage too!

Does anyone have a recommendation for buying a multiunit property in Winston-Salem NC?  Pittsburgh has 24 boroughs and not all are good for real estate investment.  I am sure the same concept applies to the Winston-Salem market.

@Harry Schoeller  Thanks Harry - do you have a favorite podcast?  We have a real estate agent and would always welcome suggested properties in our target market.

@Devin Woods  Hi Devin and thanks for the note.   Where are you buying in the Pittsburgh market?   We have looked at properties in Butler and have not found one we like - either from a location or numbers perspective.

I would recommend you edit your pictures before you send them - most problem photos like too dark can be edited and you can crop the photos to highlight certain aspects of the property.

Hi, my wife and I have been investing in the Pittsburgh real estate market for the past three years.  We have the majority of our rental properties in the Bellevue and Avalon boroughs of Pittsburgh.  Our primary strategy is to buy, renovate and hold multi unit properties.
