For the price I would offer on this triplex it has the potential to cashflow close to $900 per month with a COC return of 45% in the first year. Of course I would have to conduct my due diligence but if these numbers can be verified it might be worth the risk.

@Darius Ogloza @Russell Brazil I appreciate the insight. Russell your stock analogy makes a lot of sense. Ultimately I think it’s a little more nuanced. I believe just like when your evaluating a stock purchase I have to take everything into consideration such as balance sheet, debt etc. I believe like Dave suggested I really have to find out the underlying reason to the population decline? It would be great if someone who has some experience in this market could chime in.

Thanks Dave G for your response. I will continue to conduct my research. Initially I was going to consult a local realtor but I know their primary concern is to sell so there is some bias there.

Would you consider buying a cash flowing property in a city that has a year over year population decline? I'm doing some research into the Buffalo,NY market because of the favorable purchase to rent ratios and came across the population decline statistic.

@Luis Leiva Hello. Is this a NJ property? Can you give some specifics on the purchase? I'm also looking to possibly acquire property at the sheriff sale and I'm currently doing my research. How do you only have $7k invested if 20% of the purchase price is due the day of the sale? Any information you can provide would be greatly appreciated.

I agree with the post card option. I’m actually going to do a similar campaign. I know there are some companies that provide this service. Any suggestions?
