Just got an offer on 2 properties next to each other. Will I be able to close them in one transaction or will I need to do 2 separate closings?

I found a ton of motivated sellers, or at least I thought I did. I started looking at some of the property information, and I have found a company, "Gaurdian Tax LLC" appears to be the owner of these properties. Some are residential, others are commercial. It looks as though this business purchases liens, so I am wondering, if I am still able to buy the properties, and if there will be any additional fees, IE, paying all the excess back taxes?

Going to have to make a phone call then, most of the owners live out of state @Scott Mac.  I'm not sure how we would set up a deal, with both of us being out of state, but I have found about 5 solid looking properties out of the 1000 I looked through.

I found some multi family properties nearing foreclosure.  I have the owners contact information, so I was wondering if there is such a procedure for mailing something out, and letting them know that you are interested in taking over the loan, providing they can provide some financial information about the property.

@Perry Farella thank you for the info.  I am more or less just excited about getting into this, and trying to figure out how things work.  Looking at it, a 15% down payment could be reached by saving for 6 months, so no big deal there.

@Matthew Porcaro looking into things and crunching numbers, it looks like 3-plexes and 4-plexes will be the real estate of choice for my real estate entrance.  Although, it looks as though finding one near me could very well be a struggle.  Of course, I may not be looking in the correct places.

Hypothetical sistuation, but I was thinking about 203k loans.  All the requirements are pretty simple, but towards the end of the brrrr strategy, I am led to ask a question.  

So let's say I get a 203k loan on a property.  The requirements state that you must be an owner occupant, which I have no intention of doing, so here comes the question.  Will I be able to pass that requirement if I refinance and meet the equity requirement to rent it out?  It seems like it would work that way.

I am looking for a good, reputable source to prepare for, and test for my real estate license exam.  Currently, I am looking at Real-Estate express, but I was curious if there were other options.  Also, which ones are best?  Has anyone used real estate express?  I delay, I am looking for my own schedule, my own pace
