Im looking to purchase rental portfolios in Omaha or Lincoln, Nebraska. Let me know if you may be currently working on one of these leads or know of anyone I could connect with. Im the direct buyer, not looking to try and flip these to anyone else. Would prefer to work with someone that is direct to the seller and not a daisy chain of a bunch of people. Just free'd up a bunch of funds to aggressively pursue these and can close quick.

Can you send me the details on this?  Would be interested in taking a look. I have no preference either way if tenants are in or if its vacant.  Both have their pro's and con's. Sometimes your buyer pool is larger and it can be easier selling a rental property as "turn key" with tenants in place as long as they are well qualified tenants with proper background checks/credit checks. Plus its cash flow from day one for the new buyer.

We are finding 2% really only in 68110, 68111, 68112.  Some of these areas can be rougher, but there are some really good pockets in these areas as well.  Definitely wouldn't avoid what people may think are "rough" areas as a lot of people, in my opinion, just hear the words "North Omaha" or mention those zip codes and they automatically think its a bad area. We have a few that meet the 2% rule scattered throughout metro Omaha outside of those zip codes, but definitely are a lot  harder to find.
