I used Leslie Mitchell from Fripp Island Reality.  She lives on Fripp Island and was very good.

@Artie Wrightson,  I did some extensive research and visited Fripp Island looking to buy a vacation rental.  It's very nice with security to limit only permanent residents and vacationers into the island!!  The properties I looked at would not cash flow especially if you go through the Fripp Island Golf Beach Resort (~20% property management fees).  If you're looking using it for your personal use and renting it out, the rental income will definitely handle a majority of the costs.  Good luck!!

@Ashley Burns, I would look at the REtipster web site. A lot of free information about the raw land real estate market. @Seth Williams runs the site. There’s Tennessee folks who know the business there who participate on the site.

Thank you for the information @Seth Williams.  I called DataTree.  They were very helpful.  They went on skype and showed me the tool with one of my real life examples and pulled and sorted the data very quickly and sent me the file to get acquainted with the information too.  I'll be going with them.  Thanks again!!  Mark

Hi @Jacob Bunce,  I was looking at list source and read South Carolina data is not available.  Have you had any luck getting any South Carolina county to provide tax delinquent information?

@Seth Williams, I recently joined REtipster.  Are there any REtipster Club members who have luck in finding data on South Carolina?

Thank you @John Semanchuk for this valuable information!!  The house I'm looking at is close to the short-term rental area on the map, but quite inside the boundaries.  It really is a small area.

Hi,  I'm looking at buying a 3/2 house in downtown Charleston, SC south of Sumter and use it exclusively for an Airbnb.  House is pretty close to turnkey with little work needed to be done to it.  It appears it would cash flow based on a 33% annual occupancy rate.  I live in Charleston, so I would think November, December, January would be lower-income months, but spring and summer, what occupancy rates would I expect to see?  Any other input or lessons learned would be appreciated.

I own some land in Nye County, NV and have a buyer.  I live out of state.  What is the easiest and cheapest way to complete the sale and have the deed recorded?
