 Thanks for the response.  Postlets may be the way to go then.  Have you ever used a realtor to list your properties?  If so do you feel you get the same results?

 Sorry I guess mis typed.  Security deposit will be equal to one month rent which I will list property at $1600.  So $800 gone and then if potential tenant has a agent there will go another $800 and security deposit is gone.  Those numbers just seem to high.

 Thank you Linda.  Good luck on the funding and flipping.  Any specific area you looking to flip in?  How are sales coming along for you.  I am noticing an uptick in new home sales and we should be busy this summer, much better than the previous 9 months anyways...

It sounds like you're off to a good start. You'll get some good property management experience from your first home that you're about to put up for rent, and that will help you as you start investing.

Two quick tips that we tell our students all the time: 

1. Overestimate expenses such as vacancies, repairs, CapEx, etc.

2. Err on the side of being more aggressive and selective with your tenant screening. 

As a final piece of advice, you might consider your next purchase to be a 2-4 unit property. They still qualify as residential rather than commercial properties, so you can get residential mortgage loans rather than a commercial loan. They tend to cashflow better, and it's a more efficient way of scaling.

 Thank you for the advice Brian.  I do not plan on spending a penny of profits and rather roll it into my next investment as well as over estimate for vacancy and capex.  This first property is only 2 years old so hopefully everything should stay functioning as intended.   2-4 unit property next is a wonderful idea and the direction I intend to go.  Thanks again!

 Yes I agree and thank you!  Home values are rising.  For me in my little corner of Montgomery it seems to be about 6% a year.

Good Evening,

I just posted my first post about 5 minutes ago.  Exciting lol.  Here goes my second. Oh and I am a newbie.

So I am about to list my current home as rental. I will be moving into my second home upon completion of the build which will not be for a couple more months. To ensure my current home does sit not vacant I will be living else where between rental and build out. My friend is a realtor and I am playing with the idea of having friend list property on the MLS. This does require a 50% fee of the security deposit, around $800. Ouch. I really do not wish to spend this but I can justify it with my crazy busy schedule. Oh and 3 kids. And Wife. What is everyone else doing out there? I just discovered postlets, I have seen hot pads, and now cozy? Craigslist seems to get a bad rap. Do people have a lot of positive results finding quality tenants off of these sites? My realtor friend will also be handle a lot of the screening and background checks, as well as showing my property but I feel I may lose a lot of control going this route. First impressions are important and the interview starts the first time I hear them speak over the phone. Thanks ahead of time. Much appreciated.

Hello Hello!

Excited to be here! Yeah!  

Mark McEwing from Montgomery Texas which is way north Houston, in the beautiful Lake Conroe area.  I am just starting out in real estate investing.  I have been chasing my first rental for several years now and I am finally just about there.  I currently build homes.  Yep.  I build them.  Everyday.  I work for a nationwide home builder. Very unique and excellent opportunity especially for a future investor! I am also working on getting a real estate inspector license.  My main source of learning right now is through the podcasts and reading all of the blog posts.  

Goals? What goals? I have a master plan! Of which includes renting out my first home which I currently reside in (yes i built this home but a complete accident buying it). I am having my second home built right now as I type and I will put current residence up for rent...like tomorrow. I plan to save for the next 18 months and pick up rental SFH no. 2. Repeat once or twice more. Fast forward a few years to an apartment complex and hopefully never naw again in this rat race (even though I do enjoy hard work).

I look forward to networking with many of you.  This site has already had an amazing impact on my life in such a short amount of time and I hope to do my part to contribute.  If you are in the greater Houston area hit me up!
