Please provide referrals for an accountant in Monmouth County, New Jersey.  Preferably in Howell/Freehold area.  Northern Ocean Co. OK, too.  This is to file 2016 personal and then handle 2017 small business filings, etc.

I think that you'll benefit from appreciation and interest in the area. However the risk comes from competing against the amenities and buzz that the bigger developers can offer. Strategically I would try for locations very close to new development so you get the full effect of their coat tails. Offering just below their price point could help attract the tenants who want to be close to the new action without paying full price. Good question! Best wishes.

Thanks for sharing this example in SNJ. I'm curious how long the property had been listed by the bank and how much the former owner had owed. I'm seeing REOs in my area of SNJ (Monmouth County) priced unrealistically high - as though the 'R' in ARV had already been done and the bank was selling retail. Once again, best of luck on your project!
Andrew, I have familiarity with these issues. There are a lot of variables: exactly what type of flood zone it is, how much and which part of the property, how the lots and building envelopes might be laid out. Also, if a portion of the land is in a flood plain you might have wet lands to deal with at local and NJDEP. If you pursue the deal you'll eventually need a civil engineer, which I am not, but I could help you find one. For now I would be happy to take a look and give first impressions. Natalie, I definitely think it is great idea. You're also Corey in calling local building official. Although my NJ experience is that what you are describing does not rise to level of permit, but better to get off on a good foot with local authorities having jurisdiction (AJHs). Also you probably need a Certificate of Occupancy, so building department would be getting involved anyway. The closet itself adds value, as does meeting the technical requirements of a legal bathroom. I also agree with the idea in another post that a small sink is a good idea. Definitely needs a permit. Princeton is such a nice community that I bet you'll get back every penny of the cost of the improvement and then some. Might be the thing that make a buyer fall in love with the home.
