Vijay, I'd be happy to give some feedback about different rental markets in Sacramento!

You can get a good size property in the $650k range, also next to great schools and shopping centers. 

Roseville has been the top choice for our investors lately, the schools are mostly over 8 ratings, next to the Galleria, the largest shopping mall in Sacramento, and landlords are able to charge top rent rates. Although you will find Mello Roos and higher HOAS here. Another great market would be Elk Grove, you could even find a good rental for under $600k. Some of the top employers to the whole Sacramento area are in Elk Grove, supplying residents with jobs particularly in the medical field. This has opened up an a need for rentals for Traveling Nurses. You'll find HOA's and some Mello Roos in the 95757-95758 zip codes, but not as high as in Roseville. Between new builders KB Homes and Taylor Morrison, there is expected to be 1,200 new homes in the near future. I also have a map of Elk Grove's development so you can see the path of progress, from employers coming to town and apartment building coming soon.

Hey Sundeep, 

When working directly with a builder, the builder pays their agent both sides of the commission. You pay for it regardless, it is factored into the total price. 

The benefits of working with an agent is they can tell you which builders have better quality material, and better buyer's incentives, no lot premiums, etc. 

My team is arguably the most informed in the Sacramento area when it comes to this, and work directly with the agents ourselves to be the first notified when a lot falls out of contract.

My team works with investors looking to buy in the same areas, and the same price range.

Have you looked into more savvy strategies, like a Sober Living ?

These pay by the bed , with multiple beds to a room.

I can recommend a few other places around our investors are buying in the 500k-550k, 

such as Citrus Heights and Rosemont that would be a great area for a Sober Living. 

We also have a local property manager that verifies the rent rates for each property we analyze.
