@Chris Baxter we're insured with Cooke Insurance, as far as I know they do larger MF as well, could be wrong though

Interesting, ours only went up $100 or so last year (3 units in Moncton).  We're up for renewal in July so I hope we don't have the same experience.

I haven't been with Greenlight for long enough yet to give a good opinion, but so far it's been pretty good.  Moe is quite knowledgeable and helpful about the local market as well.

Hi Tony, Brent no longer lives in Moncton, so he's no longer my property manager.  Greenlight is who I'm with now.

 Hi Eddy, I didn't use Sean, he never responded to my emails when I was looking at property. I'm using Brent Ryan at Keller William's for my property management

For 2019 my goal is to purchase at least 2 properties in Moncton through joint ventures, with at least one requiring a large rehab so I can learn more about the process of rehabbing units.  I also want to continue educating myself further in real estate investing.

Hi Solomon, 

I have a feeling your property tax numbers are pretty low if the property is valued at that much.  My triplex with an appraised value of $177000 has property taxes of $5051.  For a similar property to the one you described, property taxes are closer to $7500.  Here's a 6plex currently listed for $324 000, with assessed value of $279600  https://paol.snb.ca/paol.html?lang=en&pan=01946209  

Also, don't forget insurance cost.  That will likely eat up between $2000-3000 annually as well.
