Post: Swapping "Seller" on a Land Contract

Looking for the best options to acheive what amounts to the change of the "seller" in a land contract without triggering gift taxes or other "additional" fees. Specifically, SellerA and BuyerZ entered into a land contract in 2014 for a total purchase price of $80k. Currently, there is approx a $60k balance and the home is likely worth approx $100k. Now, SellerB (BuyerZ's son) would like to take over SellerA's interest/ownership (thereby cutting SellerA out of the picture completely) and have BuyerZ (his mom) make payments on the remaining $60k to him (over a longer period than the original contract between SellerA and BuyerZ). Hopefully, that makes sense.

My one current idea was to see if SellerA would assign/transfer the land contract to SellerB, and then just have SellerB restructure the payments. Thoughts? Is there a better way to do this?

Using local numbers for making and receiving calls has been discussed on two of the most recent podcasts. It's great for appearing to be a local business and increasing call backs. Plus, it can be very affordable.

Please let me know if you're looking to do just that, and I will gladly help you out. I've been in the telecom business since before I got into real estate and have done this (providing local and even toll free phone numbers) for years.

Good evening everyone. My name is Mark Jacobsen and I'm a Realtor located in the Greater Lansing area. I've heard about BP from a number of sources including podcasts and the REIA groups I've been attending for the last few month.

My interest in investing is 1) to help anyone looking for the assistance of a Realtor in this area with a software engineering background, 2) buy and hold rentals, and 3) crowd funding opportunities. That said, I'm open minded and know many of the best things that have come about have been from an avenue I hadn't considered.
