Hey everyone! I am an investor who currently resides in Chicago. I've completed a few long-distance flips in Tampa and am looking to acquire some rental properties in 2021. I'd like to set up my team this month and start buying in February, so I would love to start networking with people to get their input. I will be looking for GC's, PM's, realtors, lenders, wholesalers, etc., so if you have any recommendations, I would appreciate it! I'm primarily interested in single and small multi-family (duplex, triplex, fourplex) properties and my goal is to BRRRR them out at roughly 80% ARV once stabilized. Thanks and I look forward to working with you in the future!

Hey BP,

I am in the process of finding multiple credit unions in tampa for my BRRRR's. I was wondering if anyone has a business line of credit through their local credit union and what their experience was in order to get it.

My goal is to eventually get a 300-500k dollar line of credit through a credit union and then use the same credit union to refi the property.

Has any one done anything similar and if so can you please lend some insight on how to get to that position.

Thanks in advanced!

Hey guys, I was just wondering if anyone has ever used DoHardMoney? If you have, what was your experience with them and would you recommend trying them out?

Thanks in advance!

So, i have been thinking about investing for the past 2 years now and haven't pulled the trigger yet. I just graduated from college and started my new job, and while i do not like it, it provides me with a good income. The main reason i have not started investing is because i have less than subpar credit and very little money to put down. On top of that i am 20k in debt, not including 30k of student loans. To all of my real estate professionals out there, should i try to start investing now? Or pay off some of my debt, raise my credit and get an FHA loan for a 4 plex? I have been struggling with this decisions for months now. So any insight would be great!

Thanks in advanced!

Post: Should i get an expensive first rental property?

So, i am a recent college grad and just moved to Chicago. My girlfriend and I are going to be getting a condo hopefully by next year. I was lucky enough to find a good job after college and can possible afford a 100k downpayment by next year.

I would like to start investing, however my girlfriend wants to buy a nicer condo instead. We compromised and agreed upon getting a 4-plex, living in one and renting out the other three. Chicago's market is very expensive (for me at least) and my girlfriend has very expensive taste as well so the cheapest place i have found was 800k for a 4-plex.

Would i be able to continue to invest in cheaper apartments if i still have over 600k left to pay off on my 4-plex? I obviously plan on having the other 3 units rented out. Im just not sure how it would work out if i had a high debt to income ratio even if i had all three units rented out.

Thank  a lot for your insight guys!

First off i just want to say hello to the BiggerPockets community and I'm excited to be apart of this great organization!  I am very new to this an hope to get starting in investing on me own very soon. I am currently 24 years old and finishing up college this year. My mother was very sick and i put alot of her medical bills on my credit cards which damaged it quite a bit. My credit score is roughly 404 and I'm in the middle of talking to a financial adviser to improve it.   I don't have a huge income as to being a broke college student so i was wondering what is the best way for me to get started with real estate? I know that it will take time but i just wanted to do everything i can do in the mean time to prepare for my first investment. Thank you!
