This is probably a closed thread by now,  but I know  I have a 401k loan that doesn't get reported.  This may be an avenue you might consider.

is administration on digital difficult and time consuming?  I like making 28k a month but administration has to be a nightmare.

@Eldrick S.  Any update on this prop?  I would like to know how it shook out.  This is the bad part of real estate investing.  When you are new you get very high highs, and very low lows.  I think that is why when you meet people that have been doing it along time, they dont get excited or depressed, very mellowed.

@Eldrick S. I bought one similar, it was listed at 45k put in an offer at 25K ended at 30K bought it and had it rented in a week. For 850$/mo. Great cash cow. A rapper said it “there is money in the ghetto”

I am going to be creative with the purchase. I will know more after the end of the week. This particular one has a 3/4 purchase price assumable loan, and will need to get creative with about 15 mil of the rest and working capital.

I am sorry you and your dad aren't close, and I feel your pain.  I thank your dad and all members of the military for doing what they do on a daily basis.  

I think you don't need formal education to be intelligent.  Please, be kind to yourself, first off you are smart enough to have built a small empire, and found Bigger Pockets, so I am assuming you are doing research on your empire problems.

I have met people who could score extremely high in tests, but couldn't buy a house.  Couldn't do plumbing, drywall or a tenant negotiation.  Couldn't even show a house properly.  

I guess what I am saying, is don't ask a baker to be a surgeon.  What you are doing is much better than doing nothing. 

Lets put it this way, I have a 6 figure W2 job, and I have a 5 figure Real estate empire, if I could afford it, I would spend all day doing realestate because that is my passion.  But I have a case of golden handcuffs.

Do what you love because desk jobs aren't exactly as glorious as they look.

I posted a few months ago, about a deal I found on CBRE.  A 400+ high rise.   It caps low, but has a cash flow of in two months compared to my W2 annually.  

Is this an investment that many would pass up?  

I signed a confidentiality form or I would post the financials.

I recently did kilz tinted grey. 2 coats, it a flat, but has awesome coverage. Did about 3000 sqft business unit and is very cost effective. Got 2 5 gal buckets for 160$

@Ted all my real estate is in Iowa, my Target property is in Chicago. I have no connections. It’s a large commercial property, my first step is to see if I would qualify for loan assumption, before talking to the broker and making an offer. Then if needed, crowdfund for any remaining funds needed.
