Hi Mandy,

Probates are a different animal. People that receive the mailings on this will be pretty emotional so just a letter with sincerity will be the best. I've been sending to this list for 8 years & have had a ton of feedback (& have seen some of my competitors adv). Give your condolences & the benefits you can offer & leave it at that. I have a huge buyers list (over 6,000) & I tell you why. Buyers will always tell you to call them first when you get a deal but every buyer has a different criteria for what they buy. It's always good to have as many as possible just in case. Of course, most of the people on your list will never buy anything but I sell to new people all the time when my regular buyers are not interested for whatever reason. Also when you have a sense of urgency with some of the deals needing to get closed quicker you can't waste a lot of time calling a few people who drag their feet getting to the property.

I'm with you Perry. A little more cost upfront but a quicker process. I remove a lot of wallpaper by just replacing the drywall.
