Some of you guys need to lighten up. No one can predict the future. I can tell you that I'm not worried about what will happen in our industry because of Trump. I've been through all cycles & made $$ no matter what was going on. Sometimes what we do can be as much attitude with action as anything else. Glad I know I can wake up tomorrow controlling my destiny.

House has been mostly remodeled. Only a few things left to do. Flooring in living area & all bedrooms, appliances, roof repair, minor foundation. Could be an easy rental or flip.

Must close by May 28.

Hey All,

All my private lenders currently use Equity Trust Co to fund my deals. Well, one of my investors is sick of using Equity so we're looking to switch companies. Any of you guys out there have any experience with another company? Obviously time is of the essence to process these deals & Equity's customer service is starting to lag.

Hi David,

The most important thing to focus on first is definitely trying to get your phone to ring. The problem with the foreclosure lists are most of those people will not have much equity. I recommend deciding on a smaller area you're interested in investing in & ordering a list from a list service...I've used infousa.com in the past. It's a #'s game & you need to mail out to as many people as possible to get a response. Depending on your market, you will eventually figure out what that # needs to be & how many properties you're looking to buy. Most investors I talk with just don't send out to enough addresses each month.

With my regular crews I approach things entirely different than new contractors. With new contractors I buy most of the supplies (myself or meet them at Home Depot or wherever) & pay them every week for labor starting the end of the first week. A reputable contractor will agree to this or you need to find another contractor. This way you can inspect their work before you cut them a check. I've had to fire a lot of contractors over the years because of this fact...they say they can do the job when in reality they don't know what they're doing.

Hi Lukasz,

First off I would suggest "don't quit your job" just yet. This business takes time to learn as a full time biz...unless you have some funds saved. I jumped in with both feet & spent over $100,000 before fully blowing it up.

As for hiring a contractor i don't know - what's your knowledge of renovations? Do you want the job done faster? It may cost a little more upfront but make you more in the long run. I have 2 different crews that renovate my houses so I can focus on the real keys to improve my business. Spend time on your business not in your business
