Kevin, great meet up today. I am so glad that I went. Hope to make it next month. Dave did a wonderful job going thru his process. I also was very impressed with the quality of the people that showed up. Very impressive.

Along with education, I believe strongly in the power of building a network of resources. I look forward to meeting the members of this group.

I bought a 58 unit apartment complex 10 years ago. We are now refinancing it, taking the original down payment out of it, and buying more properties. As has been pointed out numerous times, I will have no money left in the deal, and with lower interest rates, the monthly payment with be lower than it is currently.

I am looking forward to being there, I am done with my third home and following the BRRR method. I am getting a good cashflow out of it.

You are Justin. I still think that in a long term B&H that if I buy a flip lower than the retail price, that it could work. Most of all I want to find out if anyone has had a experience with this.

I buy houses to lease for the long term. We own two SFR in San Diego (as well as 58 apartment units. One of the houses was a total renovation and the other (second) was in good shape when we bought it and just needed some freshening up. It turns out that the second one cost me in the end, less per square foot in the same neighborhood. I want to acquire more and I have been looking at Zillow. The "flips" seem to be worth it in the long term. To pay a bit more to avoid all of the effort and time might be worth it.

As you know, all flips done sell right a way and make get "distressed" creating an opportunity to buy at cost for an all cash, quick close.

Has anyone done this.

I am an older investor, but love to renovate homes. I am trying to educate my 23 year old son in the genius of building a financial foundation based on real estate. He has great design sense and an entrepreneurial attitude. I want to keep it simple with small houses in mid level stable and gentrifying neighborhoods near where we live. I have been able to take advantage of owning 58 nicely performing apartments. Design potential is important.

I also know that there are also properties that I can build extra units on the back portion of the lot.
