Hi, yes I follow the regulations in La Quinta closely and have some close contacts on the ad hoc committee board providing recommendations to the city during the moratorium. There is also a non profit group (VRON-LQ) similar to what PS has to hopefully provide a voice for the STR owners out here. I know things have been a little crazy during covid with violations and code enforcement lately. From what I hear, there will be changes for sure, as to what and what extent remains to be seen. I've just recently heard about those types of violations of not notifying owners beforehand which is kind of scary because that was the normal protocol.

Yes I have 2 with a full time job and kids. If you have systems and automations in place, it definitely helps. There are some owners on here with multiple properties doing the same thing. I think if I had 5 or more it may require a little more work and follow up on my end.

As most have said, self managing is the best route to go for STR's and keeps the most money in your pocket. If your concern is the managing/turnover, you may want to consider month to month furnished rentals. I'm seeing a huge demand for that type of housing with more people having the ability to work from anywhere. Less turnover, better rates compared to long term leases and less work compared to STR's.

Hey John,

How's the STR and long term rental market in Crestline? Prices seem a little more affordable than BB or Lake Arrowhead but wondering how the traffic is there especially with how accessible it is to local LA folks.

Difficult and challenging neighbors can make or break your STR business. It can also be a lot more worries and headaches. When looking for STR's, privacy and location are really important. You can't control who your neighbors are but you can be proactive and reach out to them and let them know that you will take care of the property and if there are any issues, you'll take care of them quickly. Neighbors appreciate that most times. If an existing rental for sale already has issues and complaints, that would be a red flag to me.

I can relate to the indecisiveness of allowing pets/no pets. We typically don’t allow pets in our homes but we’ve made exceptions on a case by case basis if the pets are smaller, potty trained, don’t shed too much etc. We do charge an additional pet cleaning fee to deep clean the home after the stay. Just note, that not all guests like pets, so remnants of pets in homes (pee stains, smells, pet hair etc) can hurt reviews. At the same time, most guest booking longer stays, would prefer to have their pets travel with them so that’s also something to think about.

Our cost out here in the desert is $180 for our 3/2.5 golf course home. We could probably go cheaper if we hire hourly but we use an established VR cleaning company with our own designated cleaner for most cleans. What we like is they have an iPhone app to schedule and make specific requests for cleaning.

The greater PS area is very popular for STR's with a lot of year round demand. Each city out in the desert has their own regulations and/or restrictions. Make sure your familiar with them. Happy to share any information if needed.

No there isn't a 30 day restriction but there are a maximum number of rental contracts allowed within a year. I believe it was 32 contracts (reservations) with and additional 4 more during July-August. There are also many other requirements/restrictions to operate an STR there as well.
