@JD Martin Thank you for the insight. South Asheville right outside city limits.

@Alex S. Nice read, yes, I have previous str baggage. We own lake home and it’s was the only str on the peninsula and the neighborhood wasn’t happy even though it was our right and upfront. We just don’t have a good relationship with the neighbors there and one of them put a big fence in between us as a result. But so was upfront. Stewing on the next one, every situation different. Appreciated the input.

Good day! We've lived in our house for 6 yrs. The lots in our resi neighborhood are acre+. Converting primary residence into STR. No hoa restrictions on STR in our hood. Or let them discover on their own. I also have employee who lives in neighborhood so that's a factor to consider. Just trying to figure out how much information the neighbors need for me (if any) to have the smoothest transition possible to str. I appreciate your knowledge and insights. Thank you!

And...

Sierra Interactive - fairly off the radar, very impressive tech by strong founder. Suspecting they maybe lesser known to this audience.

Since I own a digital marketing company focused on the real estate industry, we are in a situation where we end up supporting integrations etc with all of these crm’s.

Having personally trained and supported 100’s of agents on using a variety of crm’s and I can confidently say the best one’s is the one that will get used the most. It’s only as good as the information you put in, update and track.

The best features for any of them will be the automated nurturing. Additionally, web tracking to an individual is important too. I heard a NAR speaker the other day say that only 10% of agent actually follow up long term with clients after closing > hence the huge nurturing marketing opportunity to capitalize on.

Thanks for sharing Marcello. It will be interesting to see how ski day booking restrictions affect things. I think Vail has an earnings report coming out shortly that should help shed a little more light. I hope it’s a big powder year.

Well its been 12 years since my last post, lol. Love seeing how BiggerPockets has evolved for the better and enjoy reading the threads. I already have a full-time job and ltr and str rental properties and wondering if ski areas are exhibiting any trends indicating investment potential. Grateful for your insights. Cheers

It would interesting to hear from the international pros (you know who you are)..

From your observations, what are the ocean front product types in most demand? (I’ll go first, in order)
1. Lots
2. Condos
3. Single Family Homes

Second, what is motivating purchasers the most?
1. Price
2. Amenities
3. View
4. Water quality
5. Beach quality
6. Town
7. Activities
8. Medical

Would be interesting to hear from you also regarding international resort projects you believe are in the most demand (any product type)..

I’ll provide a follow-up once we have enough responses to share my findings covering 100+ projects surveyed in the last 90-days..

It would be great to connect with you. I just completed an extensive land research exercise covering the whole Yucatan Peninsula. I should be down in PV very sometime next month performing the same research. It will be interesting to see how it compares.

Vallarta is extremely safe. Some people really have to check their facts with everything heard by the media and internet these days lol.
