I live in Broward the first thing i would do is search the Broward County Property Appraiser below link and at-least find out who owns it 

You could call them see if its listed or if there looking to sell

I'm In the process of upgrading  a small 3 -2 rental and I'm at the point now where i need to choice some new kitchen cabinets and the bathroom vanities looking for some advice on which to choice whats the most popular with more experienced landlord investors who have been through these upgrades before ?

Also what color do you recommend  painting the place ?

These cabinets are over 30yrs old

Small 2 -3 in West Sunrise Tenants just moved out need someone reliable with a good team that can handle all aspects of getting the place updated and ready for to re-rent quickly

No back then there fee was actually added to it  and didn't even come out of my  claim if I'm not mistaken 

Tenants moving out on the 4/17 I have a small 3 -2 in city of  Sunrise near Sawgrass Mall I'll need to get it cleaned up and rented. 

Looking for a knowledgeable established local realtor that knows the area that can  handle the whole process efficiently. 

First evaluate the property tell me where my money would be best spent towards upgrades to get me the most rent and have some connections to handle repairs and upgrades then handle listing extra through screening rent and the lease 
 

I live in South Florida I remember hurricane Wilma back 10 or so years ago we lost alot of shingles on the roof  so needed a new roof job.

I had Allstate and they were dragging there feet almost a year to pay the claim all I was looking to get was about 8k for new roof they didn't want to pay.

So  went out and got a Public Adjuster best more I ever made guy told me i was entitled to about 40k in claims got me my money in like 2 weeks cost me about 7k to fit the roof rest went into my pocket .

After that next hurricane we had I be outside begging for it to come my direction :)

It hasn't come to that point yet my adjuster contacted me just a week or so ago telling me a file was transferred to him about an accident I have last year telling him  the other side is calming injures and has an attorney.    it still can and most likely will settle for the limits but you never know considering i do own my one small rental free and clear and have a little money in the bank I'm somewhat of a target. Unfortunately I only had minimal coverage 10/20 so anything above that I could be liable for also maybe some issues with UIM and subrogation I'm hearing now 

I was just trying to get ahead of it just in case but so far can't seem to find any attorney to help me 

Looking for any feedback or suggestions attorney  referrals 

Thanks for all the reply's discouraging as they may be but at this point I'm just looking for a referral for an attorney that deals in these type of cases ?

Its not at that point yet at this point just looking for an attorney to help me protect my assets


According to the adjuster I'm only covered to the limits of my insurance unfortunately I only had minimal coverage. He said  the company will do everything possible to support me and settle the case but should any judgment  go above the limits of my coverage I'd be responsible 

He even said now would be the best time to consult with a few attorneys before any case is actually filed if you have any assets to protect
