Thanks James, I'll go ahead and just expense them. Still learning the tax basics regarding investment properties. Do you have any suggestions on where I might start to begin understanding taxes and how owning investment properties can't be used most favorably?

Like any good Dutchman I waited until the big box stores had their after thanksgiving sales to buy some much needed power tools for my investment property. I purchased the tools with my investment property LLC credit card and wondered if it is possible and/or favorable to depreciate these assets? I bought a power tool combo set as well as an air compressor set. Any advice is greatly appreciated!

Great info here! Just had tenants move out of the lower unit of my first rental property a 2 unit. Is it possible to access all Kwikset Smart Key locks with a master key? Or simply easier to change out cylinders but still need to have a spare key for each different lock?  I would also like the back door to the basement to be keyed in such a way that both tenants keys can open.  Any recommendations here?

Was hoping to get a referral of someone who does drywall on the side or a smaller company who could tackle it.

I'm also intrigued by the nest thermostat.. if there is no wifi or if my single family is vacant during the winter will the nest work without wifi? can you manually override? I wouldn't want to pay to start up wifi in order to keep my property warm? Any thoughts/ideas/suggestions?
