Thanks for the feedback. The couple will not be taking the system to their next place as they are downsizing. Right now the system pays all their electric bill each month. So no utility bill but just the payment on the system. I believe the solar panel company set it up that way.

They are purchased but a loan through the solar company for another 19 years

I am listing a home that has added a expensive Solar Panel system and now the owners want to sell the home. There are no comparables in the market  that have a system like this. We want to add the value of the system to the home, but I think the market may not support the price adjustment. Idea how to market the solar panel and how to adjust the value of home?  They pay no power bill, but pay a payment on a contract for the solar panels.

What is the best and most affordable property software available without breaking my bank?

I have printed something stating she can come get the property within a certain time frame if not it is considered abandoned. Or it also says that its abandoned with her signature.

Hey Guys,

I just evicted a tenant earlier this month. She said she would move out all her crap two weeks ago and gave me an exact date. Her crap is still in my place, but she has not lived there for 3 weeks because they shut the power off on her. Is there a form or letter I can have her sign stating that she has abandoned her property and I now can take her stuff to the dump or donate it?

thanks for all the input. I inspected the property and they are in violation of the pet policy which I found out when I purchased the place a month ago. Took a couple of pictures of that and the filthy conditions. I am giving the a notification of breech of the lease and they have 3 days to comply or I will file a eviction at the courthouse. It's an interesting situation cause their lease is up in October and I want them to move out end of August so i can rehab the unit and bump up rent. I am thinking of offering their deposit back up to one month rent which is $560 if they will move out early. Or they can comply and go to October but I will retain the deposit of the damage from the pet and filthy conditions. I think it's  a win for me and them. the tenant can move when's it's not snowing and there is more options to rent from. Then I can rehab and rent befor winter as well. Thoughts?

Can I video or take pictures of a inspection of my tenants unit? I need to know if this is possible as I know they are in violation of the lease and would like to have proof when I go to file with the court for eviction.
