Hello BP, I'm curious if you could provide some insight into the better entity to form for REI. Would it be better to form an LLC or an S-Corp? I hear with an LLC the directors can still be targeted in lawsuits. Is this the case? Is there more insulation with an S-Corp as it is an entity in and of itself? My partner and I are looking to go with the wisest choice. Any feedback you can provide would be great thank you. Mark

@BobbyHolley is the HELOC you reference for the $50,000 @ 8% on an investment property? I was quoted today...7.25%-8.50% on an investment property, and 4.5%+ on a primary.

@Eric M did you already have your contractor that you were going to use?  I'm curious if you sourced him in advance, considering he came in so much lower on the roof than the other bid.

@ Paul Timmins that's great, thank you for all the good quick links.  I will no doubt use them, and am currently involved in a couple of them already.  Thanks again.

@Gene Hacker glad to make your acquaintance.  I agree with your analysis on the market here and with the oil related layoffs.  I feel like we are just starting to see some of that related pressure on prices and could possible provide better entry points than say, a year ago or two.  When you mention Class C to B-, what generalized areas are you referring to?  West/East of 99, North or South, etc?  As a generalization my model isn't necessarily for appreciation short term, I'm more buy and hold with a long term horizon...ie retirement income...early retirement income :)
