@Mark De sagun I have not yet invested in a  multifamily in Bakersfield, although I am open to it and I do look.  I just haven't found much of late that meet my criteria.

There are 3 of us. We do still own some of the homes so we can deprecate those.

Looking for a CPA. We are in CA and have a Nevada based Series LLC for a mobile home park we own in the midwest. Series LLC's are not recognized in CA from what I understand so I need some help. Any recommendations?

Looking for a CPA with RE expertise, particularly with either mobile home park specific experience or Series LLC experience. We are in CA but own a mobile home park in the Midwest. We need a CPA as our structure get a little muddy. We have a NV based Series LLC (which CA doesn't recognize from what I understand) and only one series is actively operating from CA.

@Mindy Jensen what was the outcome of this?  I am currently considering a property that has had testing and the levels push it in to the "meth lab" arena.  I'm trying to get an understanding of the stigma that may or may not have had an effect on the rental/resale value and the ability to find a renter/buyer.

Hello BP, I am curious about your process for dealing with sellers.  More specifically, how are you negotiating with sellers?  What questions are you asking to qualify over the phone, and then specifically, when you are in the house, what questions are you asking and what things are you pointing out in order to support your offer...your offer today?  I feel like there is plenty of information out there about sourcing leads, but not much about what happens next.  Ie. Best practices when it comes to actually trying to close the deal.  All advice would be much appreciated undoubtedly.  Thanks in advance.

@Anthony Angotti thank you for that.  It was a good analogy, one that I could identify with.  Also I agree with "trust but verify".  Thanks for the reminder there.
