Hey Everyone,

Hope all is well. I have a lead that was called in from my postcard campaign. When the gentleman initially called me he left a message with the address of the property in the VM. When I returned the call I asked him if he was the owner because his name was no where in the tax records. He mentioned he is the partner of the seller and the seller wants $60,000 for the property. I asked if I can speak with the seller but he refused and explained to me the seller has a lot going on and would rather communicate through him.

Since the property was not too far from me I decided to check it out and I think its a solid deal I can wholesale. I have 3 buyers who love the area. I can possible wholesale it between $55,000-$62,000. My issue is I really would rather communicate with the seller. The gentleman did have the keys and was able to gain me access but I feel like he may come between the deal.

Has anyone experienced something like this? Is there anything I could say to convince him that I need to speak with seller to proceed? I was going to mention to him that my title company would need to speak with him. Any help with be great?

Hey @J Scott thank you so much for your reply. With me bring in nyc and wholesaling still in maryland a majority of my pipeline of deals I close are co-wholesales or from my direct marketing. Co-wholesaling has been going great for me so I do inform wholesalers I worked with in the past that I am looking to purchase myself. 

I wish I would've started looking in Jan. I sold a flip to my rehabber that I would've definitely kept myself. She ended up making close to $70k on the flip.

In your opinion what has been the best source of deals in your pipeline?

Hey investors,

My name is Jeffrey Mark and I am a wholesaler from the DMV area. I have been wholesaling for the past 4 years. This year I started an llc with a few friends of mine from college and we are looking to rehab single family properties in the Baltimore County and PG County areas. We have a lender in place who is actually one of my buyers and we feel very secure with our funding.

So these leads to the questions what is the best way or method to find my first rehab? 

So far I have utilized my wholesaling network. I have reached out to individuals letting them know I am currently looking for my first flip.

Last week we sent out 2000 postcards to vacant and absentee owner properties in the counties we are interested in. We are planning on sending out 1000 yellow letters this week. So far we have received 4 calls. Three of which were dead leads and one curse out lol.

I have been doing some driving for dollars and ordered 3 skip traces for leads I pulled.

I also plan to put in some offers on the mls but all the deals available seem very overpriced. 

Am I on the right path? Should I place a lot of offers on the mls?

Any thoughts on my mailing campaign? Should I try out a different lead source?

Thank you @Jonathan Casillas and @Joe Gigliello for the advice. I really appreciate it. I have been speaking with a few of my buyers who use hard money for referrals and attending some of the local reia's but getting a plus account would be beneficial to this question.

My name is Jeffrey Mark and I am a wholesaler/investor from the DMV area. I have been wholesaling for the past 3 years and have sold over 30 homes in the area. I am in the process of partnering with a few of my college buddies to pool together our funds of about $30k to start an LLC to acquire a fix and flip and some rental projects this year. We are interested in putting 10% down-15% to have some skin in the game. My personal credit is not the best at the moment but with my experience in wholesaling and finding great deals I wanted to source out a few lenders.

I would be interested in receiving more  information on any programs available or anyone has advice that will be greatly appreciated.

If we are doing the loan in our LLC with $30k in capital do lenders look heavily at credit or do you base the loan on the deal/property.

Our target Loan would be for no more than $180k purchase and rehab. We would be willing to bring 10%-15% to the table.

If I may ask how was your experience working in the manhattan market?
