I've been waiting for Freddie to compete with the recent Fannie partnership with Invitiation Homes, but didn't think they'd open it up to midsize SFR investors so soon! This is huge as the cost of debt decreases, SFR Portfolio values are going to POP.

Patrick Senas best of luck on your first acquisition! I will always invest, Im just more passive and putting time into brokering due to the ROI in a seller's market. I networked my way into brokering. I'd recommend reading something like commercial real estate for dummies to get a lay of the land -There's investment sales and tenant representation fields, then you have multiple asset classes like retail, industrial, multifamily, etc. You'll have to stay on top of the brokerage houses to find out when they're adding to their team. In the larger companies like JLL, CBRE, HFF, you will most likely have to work your way up to the broker position by starting as an analyst.

Patrick Senas If you're buying SFRs, you've got to buy based on cash on cash in the current market cycle position. I'd stick to strong rental markets (primary or secondary) where you can buy at a price point where the yield will make sense ($75k-$150k). I'm not a fan of the VA Loan because they hammer you with fees. I think the only time it makes sense over a conventional loan is when buying a tri or quadplex. I'd recommend looking into this in your local market. This is my first market cycle - I bought mostly through 2009-2014. I was flipping homes through 2014-2016 because the yields were slashed as prices continued to rise. Given how competitive the market is in Texas currently, I jumped into the commercial brokerage world and the return on my time is well worth not touching single family flips. If you love investment real estate, I would recommend joining a commercial brokerage after your time in the military. Most brokers will see $500/hr+ and make well over a million dollars a year.

Some great feedback on this thread. Currently brokering the sale of a small SFR portfolio for a client so he can 1031 into a syndication (DST). We didn't price the portfolio as aggressive and we selected a buyer who had the best reputation and could move the fastest. Multiple offers, under contract in 6 days, and heading to closing next Tuesday for a successful exchange.
