Shayne Fee quarterly inspections might help to mitigate some of the larger issues, like the molding coming off the walls. As far as dealing with issues at the end of the lease, the security deposit should cover most of the issues that come up.

@Account Closed  Thanks for the feedback guys!  I'll remove the bank & tax return portion (though I've rented an apt that required bank statements..lol)   And yes, I'll definitely look at the entire situation to be fair to everyone

@Account Closed  The score is derived from the credit history.  It isn't a hard and fast rule, but generally speaking, the higher the score, the more reliable the credit history has been with regards to timely payments, length of accounts, fewer inquiries, etc.  Maybe it's the mortgage underwriter in me  from my 9-5 job :) Of course I'll actually read through the trade lines, but the score is very much a metric, or summary of the whole history.  The '640' is not anything spectacular.  Almost like a B- average in school, if you will.  It doesn't take much to get a 640

@Kim Meredith Hampton  Working on it, but it's pretty basic:  Gross income should be 3x rent,  Minimum credit score of 640, and I'll have to look at criminal records on a case by case basis.  Also, all properties are no pets and no smoking. 

Does it sound ok?  I don't know if that's enough..it feels like it isn't but I don't want to have so many requirements that I don't get applications in

@Mike Cumbie  thank you mike! *google search* haha it seems awfully time-consuming to have to send a letter to each person..I'm picturing the larger 100+ complexes....  I'll look further into this for TN requirements.. thanks !
