HI everyone, Ive done a handful of flips in Philly over the years and now am looking to start building a single family new cconstruction. Targeting a lot that is 600 sq ft and  plan on doing a  3 story row so 1800 sq ft total for the property. I have done a lot of the work myself so far on the properties I work on and will be doing so on this as well. I have a few subs I like working with for certain things but i need to expand my connections.  Some of them wont touch a new construction project though so I am trying to track down affordable options for a few key areas...

-Foundation/Masonry

-Electrical

-Plumbing

-HVAC

Also I am looking for the cheapest options for architects.  I am assuming there are firms out there who have done a lot of these and would have some existing plans that could be resold and tweaked instead of doing a custom set of plans. 

Any reccomendations or direction on this would be appreciated.

All of the hard money lenders I have talked to over the years rarely seem to touch long term mortgages. I have only come up with 2 or 3 that do and they dont do commercial

Hi everyone, I have recently found a property in Baltimore that is going up for auction soon. It is 6 total units with one of the units being a storefront. I had left a full time job about a year ago to pursue real estate full time. I have a triplex in Philly that I use the cashflow from for personal expenses right now but no W2. I am basically looking for anyone who can recommend a commercial mortgage lender/broker who can work with my income situation and just look at the quality of the property itself.

@Account Closed  I reached out to all of the community banks you suggested. Definitely all seem very flexible so even In short term if they still cant do a loan these will definitely help down the road when my income is stronger.  Ill talk with someone at Seed Capital as well. Thanks.

Hi Everyone, trying to find a lender who can do a HELOC on a property I own in Philly. The amount should be in the 50-100k range. Normally this wouldnt be hard to find but Ive been having trouble tracking down someone who can work with me because I recently left a full time job to pursue real estate investing. I have very good credit (730) and have about 400k in net worth in real estate currently as well as income off of a rental property. I have found a few portfolio lenders outside of Philly who would entertain this if it wasnt in Philly but somehow cant find anyone in Philly itself to do something like this. Thanks in advance.

Hii everyone, I am from Philly and have done a little real estate here before but making the switch to full time for now. I am now interested hiring accountants or lawyers who have experience working with real estate investors and are familiar with best practices to reduce taxes and protect investments. Does anybody have any recommendations? Thanks.
