I have an Airbnb single family property owned by three partners.  One partner is planning to buy out the interest of the other two partners.  All partners just need to agree upon a fair purchase price.  I would like to pay for an appraisal of the property which will be uses as a fair market value for the purpose of setting a buyout price.  I'm not having any luck finding appraisal companies online with local expertise.

Can anyone in this forum suggest a firm that can provide a fair and accurate appraisal?

 If you have an iPhone: Settings > Phone > Call Blocking & Identification > Silence Unknown Callers.  That option has been a godsend.

Another thing you can do when you receive one of these texts is immediately report them as spam to your cellular carrier.  For Verizon you forward the message to 7726.

I just posted my complaint about these incessant texts offering to buy a house I have never lived in.  Oh, and my name is not Cynthia, BTW.

I did some research and my best guess is the automated messages are being sent to phone numbers based on data from data broker websites.  Here's a list of them:

There are paid services like joindeleteme that will remove your personal information from as many data brokers as they can.

I keep getting text messages to "Cynthia" regarding selling 7142 W Colter St.  Does anyone know what database or service is being used to send these?  It must be a fairly commonly used one, as I get several messages per month like the one below:

Hi Cynthia, This is Miguel, I buy houses. Have you thought about sellin' 7142 W Colter St? I would like to buy around that area.

I would love to get my cell phone number removed from the feed.

I live in Phoenix. I buy multi-units here for around $50K per unit that cash flow $130+ per unit per month with cap rates of 7% +. That is with using a property management firm. Why don't you move out here? It's sunny all the time, cheap to live here, and has a great real estate market for investors.

I analyzed about 200 properties to find this one.  I wrote some software to do this for me so I wouldn't have to manually enter the figures in Excel.  Time, patience, and persistence wins.
