I'm fairly new, too, maybe a bit further along. I'm a licensed real estate agent, operating out of West Des Moines, Iowa for the past couple years. Just residential so far. Trying to figure out how to be a good investor agent.

I was an Army aviator for 4 years, flew Cobras until a downsizing of the force put me back in civilian clothes. I still miss it. My buddy in flight school followed the flight career path you aspired to, and has a good career that he's winding down from now.

I encourage you to do investing part time until the obvious choice is to give up your job, like said earlier. Or save a big chunk of change and then go, as you mentioned.

Listen to all the podcasts, put 'em on your phone while you're driving, and always have enough downloaded for the day before you start out. I am constantly amazed at the depth and breadth of information available just by listening to the podcasts. I make notes all the time.

And if you're OTR, start networking with people in the cities you stop in. That's a unique option you may have, a leg up. Networking is king in real estate investing, so capitalize on your advantage!

And always, always guard your reputation and integrity. Never compromise, it'll kill your career faster than a couple of bad deals in a row. Don't say you've done or have anything you didn't/dont.

Hey, @Ryan Weirick. Welcome to BP! Fairly new myself. I operate out of my office in West Des Moines. I'm a real estate agent, hoping to do my own deals, and also would like to become one of those agents that non-licensed investors love to use. If I can help, don't hesitate to ask, I have MLS access, and can set up searches for you, etc. That's secondary, I am mostly trying to learn more how to do the investing aspect, like you are.

I'm in the real estate industry, as an agent, hoping to learn more how to be useful to investors, as well as do my own deals. Sorting things out. Feel free to try ask me for some auto-searches off the MLS, if you think they'd be helpful. Or not, just offering!

Andy yeah, the meetup I went to a while back was pretty interesting, I recommend it. Like Adam said earlier.

I may have missed something, @Scott Schuetz, but the only feedback I remember is about the smell. Have you called the showing agents and asked for candid remarks?

If it's truly the smell, ask her to consider not cooking at home until the house is sold. Yeah, a big sacrifice, but if you can neutralize the odor, think of what it might gain for her. How bad do you want to sell, Mrs. Seller? Enough to dine out or with friends and family for a month? 

Just a thought.
