@Sandra Coppedge Have you ever thought about wholesaling? If you can find the deals but don't want to take on the financial risk/responsibility, this might be a great option for you.

@Chris Jurgens do you think you really need it? You have pre approval and a home inspection. BP has TONS of good podcasts and articles about what people are concerned about when buying a duplex (have you met current tenants, what do rents go for in the area, is there separate metering for each unit, etc.) 

Have you used the calculators on the BP site too? I just worry that if someone offers, you'll only get one opinion. It may be a great opinion but it always a risk, just like owning property.

Trust your gut, avoid analysis paralysis, and if the numbers work...I say go for it!

@Sheri Lowrance just a heads up that we were looking at a property near old town Arvada a couple weeks ago- 3/2, ~1400sq ft. It needed mostly cosmetic and a little more, listed for $375K. They've since dropped it to $359K. 

Do you have a realtor you can talk with? Wonder if you have a friend of someone you know that's a realtor that can run the CMA for you. You may end up selling with them so it's worth their time!

Daniel- this is a great opportunity to potentially leverage an accountant or RE attorney. A lot of them will usually take your question as an introductory meeting in hopes of future business. If you're looking to scale your RE business this might also be the perfect chance to start building your team of trusted professionals!

Thank you, all! I've talked to a couple plumbers at this point and it seems the trenchless may not be a fit as everyone I've spoken to still thinks that we'd still have the problem of the flat spot or belly in the line that wouldn't be alleviated with anything other than replacing a portion of the main line.

@Lynnette E. "I told the realtor to go pound sand" HA, love it! I had no idea about the trenchless technology- i'll have to look into that. $2500-$3500 is certainly better than $5700 which is the first quote I've received thus far.

Thanks for your thoughts,  @Jim Goebel!

Agree that Roto Rooter can be a rip off although I have had some other good experiences with Rooter type companies. If this truly is a crack/break/belly/whatever in the mainline, I would like to get some other opinions and form a consensus- similar to if I needed a Dr.'s opinion on something I knew very little about. 

Snaking is one thing, excavation and pipe repair are certainly something different (if that's what it is). Once I have some opinions, I do plan to reach out to that sewer line inspection company- nothing may come out of it but I can at least let them know my dissatisfaction and be sure not to recommend them to anyone else.
