@Sarah Damico This sounds really exciting! I live in Arvada and have a rental property there as well. I agree with Chris, $500K seems like A LOT especially if there's work to do, but like Chris, I don't know where the property is located in Arvada.

You may also be able to close the gap a bit by offering seller financing for the property- allows you to skip the mortgage with a bank and all the closing costs that come along with it.

One thing I would recommend is finding a real estate attorney- if this is your first home purchase and you're not going to be using realtor services, you may want to have someone creating contracts on your behalf and counselling you during the process.

@Andrew Angerer first off, great question and post! Clearly hits home for a lot of us.

I've just recently stared to invest out of state (Denver is just WAY too expensive even though I love living here) and have THE hardest time getting people to call me back or act quickly on anything. Everything seems to be selling instantaneously and with the lag time from "team members" it's hard to get something under contract.

I'm moving to direct mail where I can hopefully find something off market, thus eliminating the urgency and need to rely as much on others to help find/negotiate the deal. We'll see how it goes!
