@Tina Jenkins I am a MF investor in AZ. We have only purchased in Tx at this point. Each of our properties is in its own LLC. Our main LLC is out of AZ and is the managing member for each property. This adds an extra layer of protection for us. I am not an attorney and would HIGHLY suggest you contact a real estate attorney and have your CPA get involved as well. Each persons situation may be different. We do different LLC's for each property because it works best for us.

Either way- I would never suggest to have all of your properties under one llc.

@Jake Diamond Congrats on your success so far! You have taken more action than most ever will. 

Couple questions for you: 

How active do you want to be in your investments? How much money do you want to make, and how quickly? Do you want to work with a team, or do you prefer the lone wolf approach?

The answers to these questions will help determine what types of products you might want to focus on.

@Dave Foster unfortunately we were unable to move forward. Lender and attorney could not figure out a way to get this done by December 28 when we close. Little short on closing funds now so last min I am trying to piece it all together. Oiy. You guys make this sound so easy lol. Wondering if I can grab your contact info for the future. Sounds like you may be a great resource and I have another guy looking for a 1031 as well.

@Dave Foster Thank you for the reply. I THINK that is what our attorney found as a solution as well. Any specific issues that we need to look for, or I's that need to be dotted and T's that need to be crossed that other people screw up? Any and all suggestions are welcomed and appreciated.

Hi Everyone, We are doing a JV partnership on this multi family deal we found in Texas. Have an interesting challenge though.....

I have an investor looking to possibly 1031 exchange. However, we have already gotten approved for the loan. Lender is saying it will take two extra weeks to close. Seller does not want to push past December 31. 

Any suggestions on possible ways to bring in the 1031 and get this deal done without extending closing? Any and all suggestions are welcome.

@Marci Fournier 1. Surround yourself with the right team. If you have a hard time finding investors, connect with someone who finds them easy 2. Get educated and get a coach. You WILL make mistakes. Your job is to minimize those mistakes. 3. Give more than you receive. Good luck!!!! Feel free to connect with me. We are in the middle of buying two properties. One has a JV opportunity to work on.

@David Johnson Do you have a local REIA? They typically keep a record of the good contractors in that area. You can go on https://www.narpm.org/ to find a professional property manager as well. 

Make sure you get three bids min for each and check their online reviews etc..
