There are some property management companies will offer maintenance only service plans as well. The benefit would be their relationships with the service providers.

Parag,

Your property management company should include maintenance if they offer full-service property management.  In this way, you don't have to try to coordinate different companies and services.  Your property manager could take care of it all.  Ask these questions as you interview the companies you are considering.  They can explain how it works within their system.

Bruno, the benefit of being on BiggerPockets is the Network available.  Check out who may be listed there (you should be able to filter by area).  There are some good lenders who specialize in investments and may not need personal income if the deal makes sense.  Another way to build relationships with lenders who work with investors is to attend local investor clubs as many attend those events.  I have met quite a few that way.  I hope this helps.

@Andrew Freed These companies also do not address concerns as quickly as necessary for your tenants, so the hidden costs of these delays may be hefty to your tenant relationships.  Another concern to consider is the selection of service providers, you don't have a choice in who does the work for the warranty company.  To Mason's point, if their goal is to make money, you get what you pay for and the quality of work they're willing to pay for may not be to your standard.

When choosing a property management company a few quick tips:

1. They don't get paid if you don't get paid.

2. A leasing guarantee that if the tenant does not stay a minimum time, you won't have to pay a 2nd leasing fee.

3. Owner asset preservation programs such as an eviction protection program or resident liability insurance program.

These are just a few points to consider. Ultimately, your property manager is supposed to be on your side.  Your PM is in a trusted position, so if you can't trust them to have your best interest first in mind then they may not be one for you.
