I keep seeing these posts about outsourcing cold calls, marketing, etc, but why? Most starting in wholesaling are just starting out right or what am I missing?

I agree with @Sam Craven learn to do marketing and finding those leads yourself. You'll learn the area and some other information that will help you more in the future.

@Jimmy O'Connor I'm getting licensed. I've done the college courses already so just trying to study to get a first time pass. 

This is something I am very patient about doing; create a process (roadmap), marketing strategy, and basically a legitamized business plan for wholesaling. 

It's hard being new at this and not having the developers, team, and extra funds to invest in making this happen, but it will be awesome in the end.  

One problem is wholesalers getting mixed in with "bird dogs", wholesaling is not a no money needed strategy at all. 

Honestly what separates wholesalers is their work ethic and the "why". I started doing this because I really want to help people. Not everyone knows the foreclosure process and having a way out, they don't know about the options we can give them. 

Anyway, enough of my two cents. 

Some things I am doing now: LLC formation, putting "we buy houses" signs up (strategically), creating landing pages to attract buyers and sellers, learn more, getting deals on paper, and sharing what I know :)

@Renae Pinkney Not invasive at all! People literally pay to get a list of potential buyers/sellers and where do they get it? The county assessors website, that's where. 

Let's say we go driving for dollars, we come across a great property and when I say great I mean, needs some work lol, so you write down the address go home and look up the owner. You'll know right away if it's a rental when there is a different mailing address. 

Great way to build your list.
