@Lizbeth Vaquero Even if you do decide to raise your offer, just make sure the numbers still work at the new price. You can always try to negotiate down once you have it under contract

My wife and I made an offer on a duplex in Wisconsin. This was going to be an out of state investment for us as we currently live in Minnesota. Our offer was accepted and didn't realize that in Wisconsin the seller has the right to remedy any of the repairs that you request be fixed before closing. After seeing all the repairs that needed to be done, the deal didn't make sense from a numbers standpoint and we were basically locked into the deal with no way out. After a lot of back and forth the seller was nice enough to let us out of the deal but we lost our earnest money in the process. Hard lesson to learn!

@Evan Polaski I'm curious to know what you did in order to get money..? Did you decide to partner or just wait to save up and then invest?

@Adam Tafel I agree completely, thanks for the input. Where do you tend to write the most offers? What areas are you seeing with the most opportunity for multi-family investments in the twin cities? 

16 may be a little big for me at this time, but I'm always trying to keep my eyes and ears open for opportunities like that for when the timing is right!
