Kevin, I sell across the state in FL and some of the FSBO list in the incorrect MLS listings on a regular basis. Watch out for it. The place I use is like 100/listing. They are weak in some areas though.

To answer your question, it depends about using a closing attorney. More than likely the buyer will demand it though. When you list FSBO with some of the random places they typically will have contracts for you. Or the buyer's agent will end up having their preferred contract.

If you find an out of state buyer, you need to use the local real estate contract if you want it upheld. I've rarely seen the need to uphold a contract though. Some of my best deals were written on scrap pieces of paper and we closed 2 days later.

So, first 1000 sqft is worth 35, then for every 500 sqft of house you drop the value 20%?

1000 $35 $35,000.00

So i'm in uncharted waters, maybe one of you can help... I rarely pick an asset outside the norm for the area.

Area is roughly 1200 sqft homes at a 35/sqft price point. Average home 3/1.5. I'd call it a lower income area, but not a war zone.

This monster is a 7/4 with 3500 sqft. Value? I'm in it at 10/sqft with a repair cost of maybe 5/sqft.

sherrif's sale+ Novice=bad idea.

No disrespect intended. Flip a dozen homes before you even consider doing courthouse steps stuff. It's the people that think they know whats going on that take the biggest losses there.

I'd be curious about details if you want to share, price/address etc now that it is under contract. I'm not all that familiar with the orlando market but I have mls access there.
