The answer to these questions will be based on a few things and @Steven Bishop is correct in saying that if a lender does rental property financing, they will typically also do lines of credit. This one/two combo should help you achieve your goal here.

Depending on what LTV levels you would be at, it may make sense to combine your SFRs in with your JV fourplex to buy out your partner.

Where would you suspect your LTV levels would end up if you were to pursue that option?
