I have not forgot about calling you.  Lot going on with Milton headed towards us.  It might only be CAT 1 by the time it get to us, but that still could cause problems.  I reached out to all my tenants, buyers and sellers these last few days to help them prepare with their properties.  I have tenant that is from CA that is worried, they're used to earth quakes and fires.  This Milton is scaring them,  little bit of hand holding too.

Hello, my name is Tom Cooper. I've lived and worked in the Daytona Beach area for 25 years and currently live in Port Orange, Florida. I'm planning on jumping into the real estate game in 2016. The plan is to go part time at first and then full time by 2017. I'd like to do fix and flips full time but don't quite have the capital to do this from the start. I plan to start out by wholesaling to build capital. Then transitioning toward fix and flips along with buy and hold rentals. My wife is a long time real estate agent in the area. She is very busy in our local market, selling over 80 homes and business' in 2015. I'm excited for this new adventure and can wait to get started but not really sure where to begin. Hello Bigger Pockets world

My name is Joe Beilke and I am Firefighter, Realtor, and Newbie Investor.  I join Bigger pocket a few months back when my wife and I decided to no longer allow the Salary bribe control our lives.  We started the jump a few years back by getting our real estate licenses and working toward paying off debt and start saving money to invest.  It's been 3 years now and we are ready to really focus on investing in Buy & Hold and Flipping.  We have been looking a duplexes and the numbers just don't seem to come together well.  So who in the area is having more luck than us and wouldn't mind a few free lunches and dinners on us to pick you brains.  I also have a big pickup and I can move stuff!  Anyway looking forward to meeting people from St Augustine, Daytona Beach, Ormond Beach, Port Orange and New Smyrna Beach.  Maybe we can get together a have some networking group drinks!

I am currently looking at the Daytona Beach area for buy-and-hold SFH and small multifamily properties. Interested in hearing PROS and CONS of the market and connect with anyone who knows the market.

Can anyone can recommend good Property Management, Brokers/Agents, and local lenders?

While it is good to find people in your age bracket its also good to remember with age comes wisdom. That wisdom gained over the years can offer a vast amount of experience when it comes to Pro's and Con's in real estate. If you are going to select a Realtor, Banker, Wholesaler select them based on industry knowledge, tenure and success in their field.

I offer this in an effort to avoid lost money and most importantly lost time...

On the flip side it is good to surround yourself with likeminded successful people because it's contagious
