I recently received a loan proposal from an American financial LLC - somehow there are things that do not match on my humble opinion. I am not a lawyer nor a financial expert, but some things look fishy. Maybe I am over-cautious if there is such a thing. Is here any legally savvy person who would agree to take a glance on that contract??? I would really, really be very grateful... please contact me personally for the copy of the contract

I am passionate about real estate and this is my hobby. However I am a founder and CEO of a translation agency in business for 30 years. The simple most reliable way to obtain trust from Chinese buyers is to address them in Chinese language. If you are selling properties on regular basis, having a website in Chinese language will attract Chinese buyers. Once agreed upon sale, you will need to provide all legal documents in Chinese language as well. We have been providing real estate related legal translation for almost 20 years now, there are many foreign buyers in US and throughout Europe. Thank you very much for your input Jay and Ned, really appreciate. Yes I know of Nigerian spam, now it has moved to Russia and even China. But their trade mark of really bad English and over-polished phrasing remains. I am a business owner and CEO for 30 years - just not RE business :-). Thank you guys for your helpful insight

I joined this site just recently, upon my decision to turn my passion for real estate into a serious business. I found a great deal and developed a sustainable business plan, I found myself in front of the major step: funding it. After searching on the internet, on Bigger Pockets and on LinkedIn among many Angel investors, RE groups, crowd funding platforms and private investors, I received many offers. Some of them were just kinda fishy. Investors without company, or address or phone number, or from other countries. Most of them seriously challenged with English language and spelling, proposing a funding anywhere from 2% to 12%. Nobody asked anything about the project, just my name, address and bank account. I was playing along for a while, asking questions about their legal structure, location etc - that stayed without reply. However, sooner or later every one of them (both men and women) requested a payment of "origination fee" or "wire transfer fee" that amount anywhere from 300$ to 3000$. 

I am curious to know if anybody here had similar experiences and how did you handle them? Maybe it would be helpful to create a database of names and emails of such unscrupulous people who are praying and trying to scam RE entrepreneurs. Your feedback would be appreciate.

Tim, unless you are selling tiny homes, there is nothing to worry about. I don't see 3D printing creating and printing 2000 sqf custom home any time soon. Just enjoy what you are doing, there is a particular niche for everyone, and a market is big enough for all novelties, big or small.

I am looking into few different types, fixer-uppers, multi-family rentals and a very particular branch, properties which can be used in "fractional ownership"
