What were your SF terms? How did convince seller?


I was lucky seller was motivated to sell, maybe I didn't get the best price but at the time it worked for me, and with market condition at this moment I did pretty well. I've got 30y seller financing, but I am planing to refi soon and lower the rates. 

Hi everyone! newbie investor here with few properties in my portfolio. As my portfolio grows I am strating to think about all possible ways to protect my assets and myself from all liabilities. 

I have properties that have conventional mortgage, prroperties financed and with partner (this one is under LLC) , properties under my personal name (paid cash), properties with seller financing (under my personal name)

I am thinking what is the best way to protect myself and my assets in all scenarios? and is there anything you can recomend for me moving forward? should I contact a real estate attorney and discuss this with him/her?

Hello! I've recently hired a VA for $2.5 an hour to help with bookings and guests management, and my crew coordination. Curious to find out if anyone else has done the same thing, and what are you experiences. So far I'm like 50/50 (happy / dissatisfied) - I haven't seen a lot of value add to my bookings or overall performance. What are you doing to maximazie your VA performance?

Lots of things, this is such a complex and dynamic topic that no answer is right or wrong. Setting up cleaning operations for 10+ more units is I think of outmost importance, my issue is I've found a cleaner when I had 1-2 units and she was incredible and the way she cleaned my apartments was always top of the line. As operations grew and I acquired more STRs, I still kepts her with the same rate (which is pay per cleaning not hourly), now with 10+ units paying her doesn't make that much financial sense, but at the same time I propably don't have enough work to hire somone hourly, so I'm in a stuck sitaution and don't really know. what to do.

Another problem we have is with the laundry. They intend to strat charging me more for laundry (which was before always included in my cleaning) but now with so many apartments my cleaners want to start charging me for laundry so another area that could be done better from the start.

Then just taking better / more pictures, runnning a social media channel for properties, I wish I also bought cheaper furniture (second hand markets, facebook, offers, etc)

Utilizing more dynamic pricing, making sure that all hig demand dates are priced well

And so on, so on. I could talk about this for hours.
