@Michael Baum , my extra guest fee was $60 per day, so i requested $120 for 2 nights, guest got offended and changed the review. But the review was in the "limbo" , and by Luke in the previous reply, review can be changed while it is in limbo phase waiting for the other party to write the review. I was truly shocked, Airbnb never ceases to surprise me :D

Something so strange happened... guest wrote a review and submitted it. After that I've requested an additional payment from them (they had extra guest so I requested to be compensated for the additional person). Guest got so offended, and said they will contact airbnb to change their review... after I wrote a review for them (thinking that it is imposiblle for review to be modified after it was submitted) guests review was posted on my account, clarly modified saying how I requested additional payment after they checked out. I have never seen this happen before, anyone had similar experience?

There are some more extreme asset protection techniques with offshore entities and trust that are not really discussed in this channel, but these are often not very useful for real estate asset as a local judge in the jurisdiction where the real estate asset is located can completely ignore the offshore part and seize the local asset. It is great however for cash, brokerage account, or foreign assets.

I was lucky seller was motivated to sell, maybe I didn't get the best price but at the time it worked for me, and with market condition at this moment I did pretty well. I've got 30y seller financing, but I am planing to refi soon and lower the rates. 

Hi everyone! newbie investor here with few properties in my portfolio. As my portfolio grows I am strating to think about all possible ways to protect my assets and myself from all liabilities. 

I have properties that have conventional mortgage, prroperties financed and with partner (this one is under LLC) , properties under my personal name (paid cash), properties with seller financing (under my personal name)

I am thinking what is the best way to protect myself and my assets in all scenarios? and is there anything you can recomend for me moving forward? should I contact a real estate attorney and discuss this with him/her?

Hello! I've recently hired a VA for $2.5 an hour to help with bookings and guests management, and my crew coordination. Curious to find out if anyone else has done the same thing, and what are you experiences. So far I'm like 50/50 (happy / dissatisfied) - I haven't seen a lot of value add to my bookings or overall performance. What are you doing to maximazie your VA performance?
