Just moved out of a primary to convert it to STR and realized the value is significantly higher than it was 2 years ago-- I think it's a bubble, it was worth 300k and now it's worth about 700k.

Will cash flow 50-60k a year on it as a STR which I'm setting up right now. So it would take 8 years to recoup the current profit of 500k.

Our goal is to acquire cash flowing properties, so selling one wasn't even a consideration until I realized the gain that was possible all the sudden.  
The other big plus is at this point, we have lived in it and would not pay capital gains tax. 

The downside to selling is I'm attached for other reasons it's a unique, one of a kind property-- and it's my SHTF option.

Any thoughts or insights would be appreciated!

I will say this— I found flaws in escrow with a company and it was a nightmare.  When I brought it up they sold my loan!!

City, mixed use building- warehouse with retail front. Close to interstate.  Excellent credit. 15 year old business/SCorp could be guarantee, or other real estate.  


I am very keen on competitive low rate locked in.  Needs rehab/draws, total all in around 600-650k after rehab.

I am buying a commercial property to lease to my established business. Looking for lenders that might lock in longer than 5 years which is what my own local bank will do. If anyone has any commercial lender suggestions, please let me know!   I am looking for competitive rates but longer term.

Every time I list to Craigslist, it gets deleted.  I have been a landlord/realtor for 20 years and I know I'm not violating any TOS.  I think it's competitors flagging it.  That's been frustrating because it used to be a good tool for listings.
