Hey all... someone dear to me is unfortunately getting a divorce and she has a few rental properties with her husband under an LLC (he is a managing member). North Carolina required 1 year of separation (and he's not moved out yet). Would appreciate any experiences/advice/ideas/lawyer referrals/resources etc. She has been the breadwinner.

I'm looking at a couple multi home portfolios in a military town. Are there specific issues to consider in that specific kind of market? How are leases affected by deployments etc... what are the concerns of military renters?

I've seen the trend on Tiny Home communities and would love to learn about permitting, zoning, cost estimating, financing... etc.  Expertise/interest is welcome! I'm looking at a property that comes with land zoned for commercial so I'm wondering what would it take...

Thanks @Robin Simon! I'm curious, do you actively seek deals or do deals come to you via your network, broker... or some other combination? Have you been in an REIG - did you like it?  Or are you at the syndication scale...?

Are there special issues to consider if I were to do this approach to purchase my own residence which I plan to househack? How does this affect interaction with seller, seller/buyer agent, bank with the current mortgage? I am currently preapproved for conventional @ 3.5% down but at today's rates.

I used a Rollover for Business Startup (ROBS) to start my REI business a few years ago, rolling over 401k funds. I fell behind due to personal/health issues in filing the 5500 (3+ years) but my business also did not make money. How bad is this issue and what will it potentially cost me to get "caught up"? Does this affect the good standing of my company for transacting business or is it just considered back taxes? Would love referrals? I'm not even sure if I need a REI tax attorney, corporate tax attorney, CPA (REI versed) or something I'm not thinking off...

followup question: for house hack, do you tend to indicate you are the owner or not? I would assume it's ideal to buy with an entity.
