Hello BP!! My husband and I will start wholesaling soon and hopefully find a home to flip this year.  Looking to network with others in southeast Michigan. There's so much to learn, but we're doing our due diligence. So far,  bp has been a great source for knowledge and connection.  Any advice,  info,  or tips,  esp pertaining to the market in our area, are welcomed!!

So I'm studying up on things to look for when finding a house to flip or wholesale. I read to break it down into 25 different categories, one of which is exterior concrete. Siding, porches, and Foundation are already its own categories, so what else can this exterior concrete be referring to? And what is it that I'm looking for?

Thanks for all the responses everyone, i think that was worded poorly. I would absolutely would not take on a deal without seeing the property first.  I was referring to working with a realtor.  In the past,  i had to submit a pre-approval letter before they would work with me to show me properties they had on market. So when i said no access,  i was referring to the agent taking me to ANY property. But i have since worked this out with my agent and found a few hard money lenders who would give us pre-approval based on other criteria so that when i do find a good flip,  i can punch in the numbers and submit it quickly.

How are you supposed to get approval for a hard money loan when you can't access a property before being pre-approved? To my understanding the loan will be based on the asset, but in order to even make an offer on the house they want to know that you can get a hard money loan.

When I first read about it, I was under the impression it was a great relationship between flippers and wholesalers. I myself am about to start wholesaling in order to get enough money to start flipping. But over on the wholesale Forum, I'm starting to see people complain about wholesalers. I know some of us are still learning, and some people are flat-out dishonest, but I wanted to hear from other investors. Do you have good relationships with wholesalers?

I am new to wholesaling as well. And after many videos, websites, and forums, I decided to read (actually listen to the audio) "the real estate wholesaling Bible". I would recommend this to other beginners,  it contains great info.

 I can only hope to have a better sales pitch.  My question is more along the lines of are they all going to contain the same list of names so is it necessary to subscribe to many?
