So I've been running 2 Facebook ads with a low budget of $20 each per week per ad. It says it reaches about 200 to 300 people per week for each one, but I have gotten zero leads from it. Do you think my budget is too small? Do I just need to wait longer? Or do you think my ads may just suck?

Have you noticed an affect on your normal lead generation since the market has been in this condition?  Since people are paying so much more for what houses are actually worth,  I'm wondering if less people are prone to sell to investors? 

I'm still new to wholesaling so I don't have any history to compare it to. 

Hello BP! There is a house on my block that I know to be vacant, but I can't seem to find any MLS info on it. Does that mean the registered owner is the original and it has never been sold to anyone else? I don't have MLS access, but there is none on propstream or flipster.

Does anyone know about the process of getting a property under contract while it's in probate?

@Dylan Muckey I am hoping to eventually move on to flipping and BRRRR as well. I'm not really doing anything near Livonia or in the city, but I can still let you know of anything in that criteria from my area. Good Luck to you!

Thanks! We are looking in Macomb County and eastern Oakland County. I don't want to draw any boundary lines, but that's our lead focus for now.

So I am not sure what I did differently, but I followed the link in the email for the podcast and this time it opened in zoom, there I could actually see the chat box!

@Brandon Brewart Hi! Sorry, I thought I responded to you last month! Thanks for the info. I did indeed got on the MREI Network group on facebook. I actually joined many groups, but they are by far the most helpful and active. Right now, we're focusing on single family, but I will surely keep you in mind if I come across any 5+ properties!

It's still early for us but I did start cold calling this past Monday, made one offer, and will send out my letters next week. No contracts yet tho. However, we have officially started our LLC, so we're moving in the right direction. Still taking in knowledge as much as possible in my spare time.
